If you buy a property, it is owned by a third party until the closing or possession date. It retains the property and all means, from a change of ownership until all aspects of the agreement are respected, such as home inspections, insurance information and financing. A real estate purchase agreement contains information such as: the agreement and completion date are when all relevant documents are exchanged by the parties` lawyers and the sale is concluded. This is the date on which the seller must give the buyer free possession of the property. Most standard form agreements start with some basic information about the buyer, seller and property in question. There will also be an area to record the purchase price offered by the buyer and the down payment that the buyer pays to the seller`s real estate agent, relying on the seller. The exact date and time at which the offer is open (and irrevocable) are also indicated. It`s usually a few hours or a few days. If the offer to purchase the property is not accepted by the seller before that date, it becomes invalid.
